This is what 650k or less can buy you around Auckland – June 17

Wanting to buy your first home in Auckland and wondering how far $650,000 (or less!) would have taken you in June 2017?

Here’s a snapshot of what sold in June in five first home buyer friendly suburbs: New Lynn, Te Atatu South, Mt Wellington, Otahuhu and Glenfield.

New Lynn - $640,000

A 1950’s bungalow with stucco (an older style of plaster cladding) with three double bedrooms, one bathroom, single carport plus off street parking, on a cross leased section, shared with one other home.

Appears in pretty good condition but dated throughout – the kitchen is original and the bathroom is tired.

A couple of coats of a fresh white paint would glam up the place and compliment the lovely native timber floors.

Te Atatu South - $560,000

I imagine there were high fives all round Te Atatu South recently with the opening of the Waterview connection. A major win for this suburb and all of our Westside friends.  

A two bedroom brick unit, one bathroom, separate toilet, and separate laundry with extra shower (bonus!), single internal garage being one of three on a cross leased section.

A spacious 110sqm – could a third bedroom be carved out somehow?

Redecorated throughout and looking sharp – an easy move in and enjoy. Not much in the way of outdoor space here though. 

Mt Wellington - $ 636,000

Buying a house in Auckland

A 1970’s brick unit in a tidy complex of seven other homes. Split over two levels, three bedrooms, one bathroom and internally accessed garage.

The home has been renovated throughout and looks shiny and glam. Actually, part of that could  be the home staging – gets me every time! Make sure you see beyond fancy furnishings and look closely at what you’re actually buying.

Just off Mt Wellington Highway, we’re four of streets away from Otahuhu here. 

Otahuhu - $ 648,000

A brick home with three bedrooms, one bathroom and renovated throughout. On a freehold 333 square metre section down a right of way, two off street parks and sitting opposite a new townhouse.

Renovated throughout with new kitchen and bathroom, the home presents very well.

Glenfield - $647,000

I just love a grassy outlook  so of the four homes that sold in Glenfield under 650k in June, this is my favourite.

A single level brick home with two bedrooms and one bathroom. On a cross leased section, adjoined and shared with one other home. This home overlooks school grounds and sits in Westlake boys and girls school zone.

Appears refreshed with new paint and carpet, modernised bathroom but the kitchen is…well…green and old.

Not to worry – a new benchtop, tapware, cabinet handles and a quick paint job could see this space improved quickly and cost effectively.  

Which would you prefer?

Each of these homes has 3 bedrooms, 1 bathroom and has been renovated throughout.

The unit in Mt Wellington sits in a complex of 6 others and just four streets away from Otahuhu.
The stand-alone Otahuhu home sits on its own freehold, right of way, 333sqm section.

The home in Otahuhu appears to give much better bang for buck.

So consider this:
